A development application for the four-stage subdivision in North Street Mulwala comprising 98 residential lots and two reserves will give a huge boost for people wanting to build a house in the growing town.
Vacant land zoned residential has been scarce in Mulwala for some time and this residential subdivision, now approved by Federation Council, will be welcome news for land and home seekers.
The subject area is bordered by North Street, Savernake Road and Barooga Road, with the first stage entrance from North Street. A nature reserve incorporating stormwater and community-based play area are the two planned reserves.
The four-stage development will be market driven, as determined by the developer according to the applicant, director of Ovens + Murray Land Survey and registered surveyor Andrew Mott.
“The developer has owned the land for some 20 years and is committed to investing in Mulwala and the Federation Council area,” Mr Mott said.
“It’s an exciting residential development and a fantastic opportunity for Mulwala and Federation Council. There will be a mixture of good size blocks.”
Ovens + Murray Land Survey is currently undertaking the civil design preparatory work to lead to construction, involving further council approvals.
“We are very pleased to have the development application permit from Federation Council and have greatly appreciated the co-operation from council’s engineering department,” Mr Mott said.
“We know the difficulties being experienced by planning staff in shires statewide and we are particularly pleased to have this result.”
Mulwala-based Cr Andrew Kennedy welcomed council’s approval for the development application seeking the 100-lot subdivision, especially with a substantial increase of over 200 in the workforce at Thales Mulwala over the next few years.
“It’s a great first step forward for Mulwala and the Federation Council, to finally get land for a residential subdivision for Mulwala, for people wanting to come to Mulwala and to have houses built,” he said.
“Council needs funding assistance for water and sewerage, water in particular, to have the necessary infrastructure for big new subdivisions. I want to see Mulwala grow.”
Federation Council Mayor Pat Bourke said he was “over the moon” about the development application.
“I’m so glad to see this new residential subdivision going ahead,” he said. “It’s something we can look forward to and continue to watch it progress and work closely with staff.”
