A planning application has been lodged by Spotlight Property Group for eight restricted retail premises and associated car parking on the 38,860 sq m site, which has frontages to Benalla Rd, Enterprise Drive and Florence St.
SPG is an arm of Spotlight Group Holdings, a privately-owned company that operates and invests in a diverse set of businesses and assets, including Spotlight Retail Group — which manages retail businesses including Spotlight, Anaconda and Harris Scarfe.
In the application, SPG said while not all occupiers of the new tenancies were known, it was anticipated these would be bulky good retailers.
It is estimated the development will create at least 140 full-time equivalent direct jobs and about 170 full-time equivalent indirect jobs once the retail outlets are operational.
The construction phase would create 150 full-time equivalent direct jobs for local builders, contractors and artisans and 495 full-time equivalent indirect jobs.
In 2018, planning approval was granted for the use and development of part of the property for the Anaconda store, and the proposed development will complement and fully integrate with the existing restricted retail premises.
SPG says the development complements and enhances the character, role and function of the Benalla Road Enterprise Corridor.
The plans have been publicly advertised as part of the planning process.
The application includes a traffic study prepared by consultants One Mile Grid and a landscape concept plan.
The site was previously proposed to be developed with a Masters hardware store, a separate retail tenancy and a convenience restaurant.
