All 33 lots make up the final stage of Grammar Park Gardens estate in north Shepparton, and will all go under the auctioneer’s hammer on Saturday, May 31.
The blocks range in size from 831 square metres to 1557 square metres.
The blocks will be offered in groups, with the highest bidder of each group getting the first choice of which specific block they want.
All lots will be available for purchase through the auction on the day, and selling agents Kevin Hicks Real Estate and Youngs and Co Real Estate are encouraging anyone who wants to buy a block in the estate to go along and put their bids in.
Youngs and Co Real Estate director Glenn Young said auctions that saw a whole stage of an estate go under the hammer at the same auction were unusual in the Shepparton area.
“The last time we did one was about 20 years ago,” he said.
Both Mr Young and Kevin Hicks Real Estate subdivision manager Terry Shiels said there had been plenty of interest in the stage 10 blocks.
They will be the first blocks in the estate to sell in a while, with stage nine blocks released a few years ago.
“We’ve had continuous inquiries about when they will be available,” Mr Shiels said.
The two real estate agents said it was decided to put all the blocks up for auction on the same day to be fair to all potential buyers.
“It’s to give everyone an opportunity,” Mr Shiels said.
“If there’s a block they are interested in, there will be an opportunity to buy it.
“It is the final stage. If you’re wanting to secure a block, this is the last release.”
Mr Young said there would be reserves on all the blocks, but he said the day would give buyers the opportunity to pick up a bargain.
“The vendors will be keen to sell on the day,” he said.
“They (the prices) could go up later.”
The blocks are larger than the average new residential block size available in Shepparton these days, and Mr Young said the diversity in sizes of those available meant they would suit different people.
“Some people may not want a 1200sqm block, but some families might want a bigger block for a pool or shed as well as having room for a big yard,” Mr Young said.
Mr Young also encouraged anyone who was interested in buying a block in the estate but was unable to take part in the auction, to still go along on the day and speak to the selling agents.
The auction will be held on Saturday, May 31, from 10am at the Parklake Hotel in Shepparton.
