Boost to housing stocks set, with plan to develop Shepparton site

The largest provider of affordable housing in the region is behind a plan to develop new community care accommodation on a former school site at Graham St, Shepparton.

BeyondHousing has lodged a planning application to build 20 one and two-bed dwellings on a vacant lot that has been undeveloped for around 20 years.

BeyondHousing is committed to addressing homelessness, supporting people in housing stress and increasing the supply of affordable housing.

Last year Greater Shepparton City Council told a parliamentary inquiry into homelessness that it was “increasingly concerned at the extent of homelessness and housing insecurity” across the municipality.

Greater Shepparton is estimated to have a rate of 5.56 homeless persons per 1000 people – the highest in regional Victoria.

A significant factor is the shortfall in affordable housing for lower income households – estimated to be 1751 dwellings at the time Council’s affordable housing strategy was drafted in 2020.

The Victorian Government has pledged $5.3 billion to fund 9300 social housing dwellings and 2900 affordable housing dwellings across the state over the next four years.

Dubbed the “big build”, the scheme will deliver at least $45 million for Greater Shepparton creating an additional 150 homes.
