Located along the Goulburn Valley Hwy—used by more than 25,000 vehicles each day—the site has been largely unused for years, sitting between Mustafa’s Kebabs Drive Thru and the Shepparton Baptist Church.
Now, the 6100-square-metre block is on track to become a small retail hub, with construction soon to begin.
The land will be transformed into a large-format retail precinct, with about 30 per cent of the site to be occupied by a new 7-Eleven store.
The remainder of the site remains available for additional tenants, with discussions currently under way between the developers and a range of prospective businesses.
The development is expected to enhance the southern entrance to the Shepparton CBD, providing improved access to everyday services and retail.
With rear access via Gourlay St, the location also offers practical entry and exit points for motorists, easing congestion on Wyndham St.
A local builder has been contracted to lead the construction phase, generating work for local tradespeople and suppliers during the build.
The developers are planning a formal launch event for the precinct, with an official opening for the confirmed 7-Eleven store expected in early 2026.
As plans progress, locals can expect to see the long-idle block finally taking shape as a vibrant commercial space with potential for further retail growth.
