Reflections Holiday Parks, a NSW Crown Holiday Parks land manager, made unsolicited contact with Federation Council regarding the future management of the caravan park.
The permanent site holders were evicted in 2019 leaving the park in council’s control and it’s future uncertain.
The caravan park has been a key focus for the council and the Corowa community and its redevelopment is viewed as critical to drive economic growth.
The contact from Reflections was initiated due to the park's status as Crown Land, which aligns with Reflections' core mandate of managing and redeveloping NSW tourist parks on Crown Land.
Reflections undertook a site visit to the park and surrounds last month after which CEO Nick Baker formally offered to make a presentation to Council.
At last week’s ordinary council meeting, councillors heard a detailed presentation from Mr Baker and senior managers in closed session, due to commercial confidentiality.
It detailed their operational model, governance structure and the potential to undertake the management and redevelopment of the park.
Following the presentation, mayor, Cheryl Cook said council had made the strategic decision to enter exclusive negotiations with Reflections Holiday Parks until February 2026.
"This dedicated period allows us to focus our efforts on securing a high-quality, professional outcome," Cr Cook said.
"By delegating the general manager to enter into these negotiations, we are giving Reflections the necessary time to prepare a formal, detailed commercial proposal.
“This is about ensuring any future investment into Ball Park is strategic, successful, and maximises the park's potential as a key driver of tourism for the entire Federation Council region."
